If listed as “GIS Calculated”, then the Total Land Area is calculated and auto-generated from the OCPA’s GIS digital cadastral map; also known as the tax map. If listed as “Deeded”, then the Total Land Area is based on acreage shown on a deed or taken from a certified land survey. The OCPA cadastral map is produced for ad valorem property assessment and informational purposes only. The OCPA GIS cadastral maps are NOT legal land surveys and should not be used or relied upon as such. No warranties, expressed or implied, are provided for the map data herein, its positional accuracy, its use, or its interpretation.
The Total Land Area may differ from platted or deeded area. For example: a platted subdivision lot may be platted as 50 feet by 100 feet for a total land area of 5,000 square feet. Whereas, the OCPA’s Total Land Area may display a size such as 5,011 square feet - being slight more or less due to the positional accuracy of GIS cadastral map construction and numerical rounding. OCPA recommends a manual calculation of the land area based on the platted or deeded dimensions (as displayed on the GIS map). The Total Land Area may also differ from information shown in the Land Information section of the OCPA web site. The Total Land Area includes both upland and any submerged areas lying within the parcel boundary.
Millage: Tax amounts shown are based on 2019 certified millage rates. Millage Percent-Change, shown in parentheses, expresses the increase or decrease of the displayed millage rate over the prior year's certified millage rate.
Taxes: Formula used to calculate ad valorem taxes is (taxable value/1000 x millage rate). Tax amounts are subject to change when millage rates are determined and applied.
%: The line-item's value expressed as the percentage of the total ad valorem tax bill.
