This site remains under the control of the OCPA, and the OCPA reserves the right to reject and remove, in its sole discretion, with or without cause, photographic images that are electronically uploaded by users.
- Users who intentionally alter, falsify, or deface the public information contained on the OCPA website may be guilty of a felony of the third degree and/or a misdemeanor of the first degree, punishable in accordance with Florida law.
- Florida has a broad public-records law. A photographic image uploaded onto the OCPA website is a public record that by law will be open to inspection and copying by any person desiring to do so and will not be exempt from public-records-law requirements.
Under Florida law, e-mail addresses are public records. If you do not want your e-mail address released in response to a public records request, do not send electronic mail to this entity. On-line GIS (Geographic Information System) digital cadastral maps are produced for ad valorem property assessment purposes and are provided to the public for informational purposes only. OCPA’s GIS cadastral maps are NOT legal land surveys and should not be used or relied upon as such. No warranties, expressed or implied, are provided for the map data herein, its positional or thematic accuracy, its use, or its interpretation.

Parcel Valuation Records
Orange County Property Appraiser’s (OCPA) parcel valuation records contained herein are for property tax purposes only. Two sets of data are displayed on this website: current data and certified data. “Working values” represents working assessed values that have not been finalized and are subject to change before being certified for ad valorem tax purposes. “Certified values” represents assessed values certified to the Tax Collector for the generation of tax bills. No warranties, express or implied, are provided for any of the assessment data herein, either current or certified, or for its use or its interpretation.
Florida has a very broad public records law. As a result, any written communication
created or received by Orange County officials and employees will be made available to the public and media upon request, unless such
written communication falls within an exception or exemption to the
Public Records Act.
Information collected at this site, including email addresses, becomes public record and may be subject to inspection and copy by the public unless prohibited by exception or
exemption in the law. Information collected by the OCPA in a feedback form, registration form, or other form on this site, unless specifically exempted, is a public record.

Social Media Policy
If a social media site used by the Property Appraiser allows for comments to be posted by the public and that feature cannot be turned off, the Orange County Property Appraiser’s Office reserves the right to edit or remove content based on the criteria listed below:
- Comments not topically related to the particular article being commented upon;
- Profane language or content;
- Content that promotes, fosters, or perpetuates discrimination on the basis of race, creed, color, age, religion, gender, marital status, status with regard to public assistance, national origin, physical or mental disability or sexual orientation;
- Sexual content or links to sexual content;
- Solicitations of commerce;
- Conduct or encouragement of illegal activity;
- Information that may tend to compromise the safety or security of the public or public systems; or
- Content that violates a copyright, trademark or other legal ownership interest of any other party’
- Disparaging personal remarks or acrimony towards another person
- Campaign information from a candidate for elected office or information related to a candidate’s personal campaign
The intent is not to create a public forum, but to maintain a moderated online discussion directly related to topics posted by the Property Appraiser that is appropriate for citizens that are over age 13 and up to read.
Third Party Sites
Third-party linked sites are not under the control of the OCPA and OCPA is not responsible for the content of any linked site or any link contained in a linked site. OCPA reserves the right to terminate any third-party link or linking program at any time. OCPA does not endorse companies or products to which it links and reserves the right to note as such on its web pages. Users of OCPA’s site assume all risk and liability when accessing any third-party site linked to this site.
Total Land Area
If listed as “GIS Calculated”, then the Total Land Area is calculated and auto-generated from the OCPA’s GIS digital cadastral map; also known as the tax map. If listed as “Deeded”, then the Total Land Area is based on acreage shown on a deed or taken from a certified land survey. The OCPA cadastral map is produced for ad valorem property assessment and informational purposes only. The OCPA GIS cadastral maps are NOT legal land surveys and should not be used or relied upon as such. No warranties, expressed or implied, are provided for the map data herein, its positional accuracy, its use, or its interpretation. The Total Land Area may differ from platted or deeded area. For example: a platted subdivision lot may be platted as 50 feet by 100 feet for a total land area of 5,000 square feet. Whereas, the OCPA’s Total Land Area may display a size such as 5,011 square feet - being slight more or less due to the positional accuracy of GIS cadastral map construction and numerical rounding. OCPA recommends a manual calculation of the land area based on the platted or deeded dimensions (as displayed on the GIS map). The Total Land Area may also differ from information shown in the Land Information section of the OCPA web site. The Total Land Area includes both upland and any submerged areas lying within the parcel boundary.
